Frequently Asked Questions
For Listing Agents
SELLNIK runs 11-day bid events for homes. Buyers can review the property and follow bids in one window. The seller decides what happens after it closes.
No. SELLNIK provides the bid event platform. It does not represent buyers or sellers or take an agent's commission.
The bid window lasts 11 days. The Bid Event Page shows its scheduled start and end dates so buyers know when to review the home and place a bid.
Your listing agreement, brokerage permissions and applicable NAR and MLS rules still apply. Confirm the permissions needed for your property and MLS data with your brokerage before arranging a bid event.
SELLNIK brings bids into one visible window with a deadline. The seller reviews the high bid when that window closes.
$299 to prepare one property's bid event. This Platform Fee is non-refundable, except where required by law.
Your full card number and security code go directly to Stripe. SELLNIK does not store either. We use payment references and limited card details, such as brand and last four digits.
- Booking a bid event
- Review and pay your Platform Fee through Stripe Checkout. Payment confirms your booking; the Bid Event Page is prepared for your review before it goes live.
- Bidding on a home
- Adding a card does not place a bid or authorize a hold. A bid authorizes the temporary hold shown in your review. It is not a charge and is released if you are outbid. The Buyer Fee is collected only if the seller accepts your high bid.
- Property purchase
These payments cover SELLNIK’s platform fees. The home’s purchase price and earnest-money deposit are handled outside SELLNIK through the closing process.

A bid event does not itself change your MLS listing status. You and your brokerage remain responsible for keeping it accurate under your MLS rules.
Bidders need an approved account and a card on file. When a bid is placed, SELLNIK authorizes a temporary card hold of $2,499. This is not a charge. The hold is released if the bidder is outbid.
The highest eligible bid is sent to the seller, who has 24 hours from creation of the offer to accept or decline it. For new Florida and Michigan events, the buyer signs with each bid and the verified seller signs that same agreement to accept. SELLNIK then collects the recorded Buyer Fee, shown before bidding ($2,499 under current pricing). Earlier events retain the signing process disclosed before bidding.
The bid event closes without an accepted offer. SELLNIK does not collect the Buyer Fee and releases the remaining winning-bid authorization. The same applies when the seller's decision deadline expires.
Notify info@sellnik.com promptly in writing with the Bid Event ID. Obtain confirmation from SELLNIK; sending the request does not itself stop the event.
The Bid Event Page gives buyers one place to review the home and follow the bidding. It can run alongside your MLS listing, subject to your brokerage and MLS requirements.
For Buyer's Agents
You can help your buyer review the home and follow bids during the event. Your agreement with your client remains separate from SELLNIK.
When you bid, SELLNIK authorizes a temporary card hold of $2,499. This is not a charge, and the hold is released if you are outbid. If you place the high bid, the seller has 24 hours from creation of the offer to decide. SELLNIK charges a Buyer Fee of $2,499 only if the seller accepts. Your bid review records the fee that applies to your bid.
The Buyer Fee under current pricing is $2,499, charged only if the seller accepts your high bid. The offer keeps the fee recorded for your bid. It is separate from your purchase price and earnest-money deposit.

No price outcome is guaranteed. Buyers choose their bids, and the seller decides whether to accept the high bid when the window closes.
Yes. Your agent can advise and represent you throughout. Their fee is between you and them.
The seller has 24 hours from creation of the offer to accept or decline. For new Florida and Michigan events, you have already signed the price-specific agreement with your bid; the verified seller signs that agreement to accept, and you do not sign again. SELLNIK then collects the recorded Buyer Fee ($2,499 under current pricing). Earlier events retain their disclosed seller-decision, fee-payment and buyer-signing sequence.
