Some homes sell fast.
Others need a better way

we are launching in five markets (Lee, Collier, and Miami-Dade in Florida and Oakland and Washtenaw in Michigan) in September and we are offering to waive the $299 SELLNIK listing agent fee for the first 10 agents to sign up. Just send us the MLS number of the property you would like to run a bid event for and we will take care of the rest.

Frequently Asked Questions

For Listing Agents

A competitive bid event platform for great homes. Your listing stays fully active on the MLS while SELLNIK runs the bid event on its platform in parallel.

No SELLNIK is a technology company. We do not hold a real estate license, we do not represent buyers and sellers, and we do not earn a commission. You are the listing agent, we provide the platform bringing you a good offer from a real buyer in 11-Days

Bid events run from Thursday to the following Sunday. This allows for 2 weekends where you will schedule one opportunity for bidders to tour the home in person. Bidders are allowed 11 days to get to know the property and ask questions.

Your listing must already be on the MLS before your bid event starts. The property stays on the MLS.

Traditional real estate sales mean waiting on the market, with no deadline and no real price discovery. SELLNIK keeps what works: a transparent bid event, a firm deadline, and a price set by real demand. Everything else is rebuilt for how great homes are really bought and sold.

$299 per listing, or $499/year for unlimited listings

Yes. Your listing runs fully and independently on the MLS throughout the entire bid event. Nothing changes.

SELLNIK identifies and reaches buyers most likely to want your specific home. Every bidder places a card on file before bidding. A $2,499 hold is placed the moment a bid is made — so only serious buyers participate.

You and your seller choose to accept or decline the winning bid. If accepted, a standard purchase agreement is generated automatically. The path to closing is unchanged from there.

Nothing is lost. Your MLS listing never paused. You walk away with real data on what buyers will actually pay. The SELLNIK page is removed.

All participants are notified immediately and the SELLNIK bid page closes and is removed.

Your listing already has interested buyers circling it. A real deadline and real demand from other bidders prompt many of them to also bid. Potential buyers can no longer wait and see. We go further. SELLNIK has identified 32 buyer categories, grouped by motivation and by the property features each one looks for. We analyze your listing, narrow that list to the categories most likely to want it, and put your property in front of exactly those buyers. Nothing here replaces your work — it adds a second channel working alongside it. We put every buyer we find together, make it easy for them to bid, and give everyone a deadline to act.

For Buyer's Agents

You get early access to bid events in your market, with full visibility into the process. Represent your buyer through the entire event, earn your full commission, and give them a fair shot at winning — all within the familiar MLS framework.

$2,499 — charged only if you win and the seller accepts your bid. That amount comes back to you when you close on your new home as closing credits. See “SELLNIK — For Buyers” how-to video for the full breakdown.

The $2,499 platform fee, captured when the seller accepts. That's it. Your purchase price is whatever you bid.

No. Every SELLNIK bid event is an active MLS listing — a great home looking for its next owner. The bid event finds the price real demand sets. It could be above or below current asking. You decide what it's worth to you.

Yes. Your agent can advise and represent you throughout. Their fee is between you and them.

The seller will accept or decline the winning bid. If they accept, a standard purchase agreement is generated automatically. Inspections, appraisals, and loan arrangements all happen within the typical 35-day closing window. If the seller declines, your winning bid offer is voided and your card is never charged.
